3888 East Mexico Avenue sits on 33,600 square feet of land and sold for the land value. The sale price was $3,300,000 or $98.21 per square foot. The office building on the property had been constructed in 1974 and is going to be torn down. The Buyer was attracted to the building due to its proximity to Colorado Boulevard and I-25. The property is planned for a self-storage facility.
ESS Storage Denver Cherry Creek LLC purchased the property from Office Dragon, LLC as an investment. Sam Leger and Tim Finholm, both Executive Vice Presidents at Unique Properties, Inc., represented the Buyer in the transaction. The Seller was self-represented.
