Local Investor Acquires Well-Positioned Retail Building

Denver, CO  (April 20, 2015) — Unique Properties, Inc., Colorado’s most experienced, privately held, full-service commercial real estate brokerage firm, is pleased to announce the purchase of a free standing retail building in Arvada, CO to a local investor. Phil Yeddis, Senior Broker, of Unique Properties represented the Buyer in this transaction.

The 6,100 square foot free standing retail building built in 1996 is located at 5545 Olde Wadsworth Blvd in Arvada, just south of Olde Town. Phil Yeddis will also represent the leasing services for the new owner. At time of sale, a portion of the building was occupied by an existing tenant, but there is approximately 4,000 square feet currently available (view listing). The Property was purchased for $950,000 from The Patricia Lee Cencich Trust.

The new owners, Olde Town, LLC, a local investor, purchased the building for its strong positioning as a TOD,” stated Yeddis. “With the parking, close proximity to new light rail, signage and visibility, and proximity Olde Town – they felt this acquisition was well-positioned for future opportunities,” he concluded.

In addition to the property’s excellent access to the new Gold Line Light Rail station, its added value also came from the convenient parking structure with 600 available spaces. The Property is now surrounded by new apartments, is close to numerous restaurants and amenities, and allows for building signage.
