Unique Properties Hired to Shop Class A Industrial Property to Potential Buyers

Goldbug, one of the largest distributers of infant and children’s clothing and accessories, has retained Unique Properties to shop the company’s 155,775-square-foot headquarters and distribution center at 18245 E. 40th Ave. in Aurora, Colorado, to potential buyers and renters.The complex was built in 2006 to house Goldbug’s corporate headquarters and distribution hub, and is in “pride of ownership” condition that you would have to “see to truly appreciate,” according to Greg Knott, executive vice president of Unique Properties.Knott and Pete Foster of Denver-based Unique Properties, an affiliate of TCN Worldwide, are listing the property for $20 million.

The warehouse occupies a prominent location in Gateway Park, in an Adams County Enterprise Zone. According to CoStar information, within a half-mile radius there are more than 1.2 million square feet of industrial space under construction.

Gateway Park is an ideal location for warehouse or distribution considering the ease of access to rail and major highways, and its location halfway between Denver International Airport and downtown Denver.

The facility includes more than 12,000 square feet of office space, 27 loading docks, two drive-in bays, 24-foot ceiling heights and 157 parking spaces. It is currently vacant.

This property has never traded hands and, considering local availabilities for similar space, this is going at a rate of 30-40 percent lower and is inclusive of FF&E.
